Client purchased his PPR in his sole name in 2004. He moved out of this property on 31/12/14 as result of breakup with partner. He subsequently sold his property to his partner on 30/05/17 at a loss.He moved into property 50% inherited by him under terms of late mother will who died 17/10/13 .This property is now being sold yielding a gain to my client of €105000.
Question can he claim PPR relief from 1/01/15 to date of sale 27/10/18.Also can he claim % loss of 2017 disposal based on period of non residence 1/01/15 to date of disposal May 2017 Thank you

1. Assuming he lived in the house he inherited from the mother, as his principal private residence, from 01.01.2015 to 27.10.2018 he can claim PPR relief. The fact that he left the old property on 31.12.2014 indicates the new property was his PPR. He should be able to produce utility bills etc for the new property from 01.01.2015.

2. He does not get loss relief for the former PPR.
